Important Update: Upcoming Changes in Lettings Legislation
At Scriven & Co, we pride ourselves on keeping our landlords informed about key legislative updates that may affect their properties. With the Renters Reform Bill progressing through Parliament, several significant changes are expected in the coming months that landlords should prepare for.
Key Changes to Be Aware Of:
- Abolition of Section 21 'No-Fault' Evictions: Landlords will need a valid reason to regain possession of their property.
- Introduction of Periodic Tenancies: All tenancies will become periodic, offering tenants greater flexibility.
- Notice Periods: Tenants must provide two months' notice to leave, while landlords must provide four months' notice after the first eight months of tenancy.
- Pet Ownership Rights: Tenants will have the right to request pet ownership, which landlords can only refuse with good reason — tenants may also need pet insurance.
- Rent Increases Limited to Once Per Year: Tenants will have stronger powers to challenge unfair rent hikes.
- Prohibition on Tenant Discrimination: Landlords will no longer be able to refuse tenants receiving benefits or those with children.
- Private Renters’ Ombudsman: This new body will handle disputes between landlords and tenants, promoting fair outcomes.
What Does This Mean for You as a Landlord?
We recommend taking proactive steps to prepare for these changes:
- Review your current tenancy agreements.
- Assess your property's EPC rating to ensure you meet upcoming requirements.
- Consider maintenance improvements to future-proof your property.
